Pendapat saya senang je. Anggaplah nilai sesuatu barang yang kita beli sama dengan apa yang kita bayar atau pun dengan harga yang kita anggap wajar, bukan dengan harga sebelum diskaun. Senang cerita.

Awas Jualan Murah

Perbandingan harga yang agak 'melampau' sebelum dan selepas jualan promosi. Perhatikan tarikh yang tertera pada kedua-dua label.

MUKADIMAH:

JUALAN murah, harga runtuh, tawaran potongan harga 50 hingga 80 peratus, di pusat membeli-belah sering mendapat perhatian yang menggalakkan daripada pengguna terutamanya golongan wanita yang gemar berbelanja sakan.

Persoalannya adakah jualan murah ini benar-benar wujud atau ia sengaja digunakan oleh peniaga untuk mengaut keuntungan lebih-lebih lagi menjelang musim perayaan seperti sambutan Hari Raya Aidilfitri yang akan disambut oleh umat Islam di seluruh negara kurang tiga minggu lagi. Ikuti laporan khas wartawan Mingguan mStar mengenai penipuan jualan murah yang diibaratkan sebagai ‘duri dalam daging’ terhadap masyarakat di negara ini.

PETALING JAYA: Sehelai selimut tertera dua label harga iaitu RM455 dan selepas diberi diskaun kononnya sebanyak 80 peratus, maka harganya turun mendadak kepada RM109.20.

Ironinya, tarikh yang tertera pada label harga diskaun ialah 10 Ogos 2009 bermakna ia dicetak pada hari berkenaan sementara label dengan harga RM455 - yang kononnya harga asal - tertera tarikh 22 Julai 2010.

Kesimpulan mudahnya ialah, pengguna ditipu oleh pihak penjual yang tidak bertangggungjawab kononnya mereka menerima harga diskaun yang sangat menarik sedangkan pembeli membayar harga asal produk yang dijual itu.

Itu baru satu contoh barangan, sedangkan terdapat ribuan produk yang dijual di situ dengan tawaran potongan harga bagi menarik perhatian pembeli yang tanpa disedari mereka sebenarnya terpedaya.

Bayangkan keuntungan yang diperoleh peniaga sekiranya taktik serupa dilakukan setiap kali promosi jualan.

Tiada siapa yang menyangka, penipuan licik seperti itu didalangi oleh pusat membeli-belah terkenal, bukannnya gerai di pasar malam atau di tepi-tepi jalan.

Merasakan dirinya tertipu dengan potongan harga yang disifatkan tidak masuk akal, seorang pengguna prihatin, Khairul Nizam Abd Maulud, 34, tampil mendedahkan perkara tersebut kepada Mingguan Mstar baru-baru ini.

“Saya sangat kecewa dengan penipuan yang berlaku. Selalunya saya akan semak tanda harga sebelum diskaun. Tapi pada hari kejadian isteri saya terlepas pandang kerana dia pergi seorang diri. Lebih malang , tanda harga sebelum diskaun tertera tarikh Julai 2010 sedangkan harga ketika promosi pula memaparkan tarikh Ogos 2009.

“Di sini jelas menunjukkan penipuan tanda harga oleh peniaga, harga promosi yang diletakkan pada barangan itu adalah harga asal produk berkenaan. Nampak sangat peniaga sengaja mencari keuntungan dengan cara yang mudah kerana mereka tahu pengguna pasti membeli produk pada harga yang murah,” katanya.

Beliau yang juga pensyarah di sebuah Institusi Pengajian Tinggi berkata, di sinilah pentingnya ilmu kepenggunaan, kerana ia dapat membantu pengguna membuat penilaian terhadap kesahihan harga sesuatu produk sebelum dan ketika promosi jualan murah diadakan.

“Membaca label dan tag harga adalah penting, tapi pengguna sering mengabaikannya. Inilah yang selalu menjadi punca kepada penipuan tanda harga. Sikap tidak suka membaca tag harga pada produk perlu dikikis, kita perlu jadi pengguna yang berhemah, biar kita jadi pengguna yang ‘alah membeli menang memakai’.

“Ini tidak pantang ternampak iklan jualan murah kita pasti akan ke pusat beli-belah berkenaan untuk membeli-belah. Kita harus membuang sikap sedemikian, sebaliknya kita perlu membeli barangan yang dirasakan perlu dan jangan membazir dalam berbelanja, barulah kita boleh menjadi pengguna yang berhemah,” katanya.

Khairul Nizam berkata, penipuan tanda harga ketika jualan murah banyak berlaku di pusat beli-belah terkemuka di negara ini saban setahun.

Setelah pulang daripada demonstrasi anti-Yahudi, seorang Pak Cik berbual dengan saya sewaktu sama-sama menunggu giliran mendapat rawatan di sebuah klinik.

“Puas hati. Kami dah bakar bendera Israel. Hancur luluh dibuatnya. Gambar PM Israel pun banyak yang kami robek-robekkan. Kalaulah tidak mengenangkan undang-undang, kami dah bakar kedutaan Amerika. Tapi kami masih rasional.”

Saya mengangguk-angguk kepala sahaja.

“Tel Aviv akan bergegar minggu ini dengan demonstrasi oleh seluruh dunia Islam. Dijangka banyak lagi siri demonstrasi akan diatur minggu hadapan. Awak jangan lepas peluang.”

Saya mengangguk kepala. Mungkin kerana demam, saya banyak diam. Lagipun saya telah berjanji pada diri, dalam berinteraksi perlu menjadi pendengar.

Troublesome betul tenant kat Malaysia ni! In fact my family has this bad experience years before with those lousy tenants of our old house. Even my landlord auntie is also having bad experience with her tenants until now.

They lived in our house for a year without paying any rental. We received several warning letters from utility departments to cut off the supply. On humanity basis we helped them to pay and asked them nicely to get out. Yet they asked for another short stay with all those kind of excuses so and so. This was history and a good lesson-learnt.
So, as the next generation of landlords, let us gear up for the next stage. Have a good control of our properties. On top of location, location and location, do equip ourselves with knowledge, skills and monitor, monitor and monitor. Sayang bang orang buat main harta kita!

PETALING JAYA: It is a case of “electric shocks” of a different kind for houseowners.
They are residential landlords left to foot large amounts of power bills, amounting to tens of thousands of ringgit in some cases, not settled by tenants who have moved out.

The landlords are helpless as they are held responsible by Tenaga Nasional Bhd (TNB), and cannot re-connect supply for new tenants or sell their homes without paying the bills.

Many are blaming TNB for their predicament, saying the bills would not have surged to such high figures if the utility company had been strict and cut off supply to errant consumers at the early stages.

The largest unpaid power bill reported to the MCA Public Services and Complaints Department was RM47,483.93!

“And this case concerned a residential property. We have not even touched commercial premises yet,” said department head Datuk Michael Chong.

He said his officers had received 29 reports of such cases since 2008, with unpaid bills amounting to RM216,348.48.

“This is just the tip of the iceberg. Many cases could have gone unreported. I am just as curious to know why TNB allowed the power bills to reach such extravagant sums,” he told The Star.

Several online forums confirmed that the problem was widespread, with many residential property owners expressing frustration with their tenants’ unpaid electricity bills.

“It can be years that tenants did not pay, and it’s unusual that TNB did not cut off the power supply even though the outstanding amount hit four figures. Many (owners) just pay up and forget the whole issue,” commented a consumer who lives in USJ.

Businessman Stanley Sien, 50, said he had to deal with “a recalcitrant” tenant who did not pay rent for a house in Puchong for almost a year and accumulated utility bills totalling RM6,640.34. The power bill alone came up to RM5,774.38.

“What’s worse, the tenant was a TNB employee. When I asked a TNB customer service officer why they had allowed the outstanding amount to balloon, she said the employee could have reconnected the supply on his own.

“She said there was nothing TNB could do to help me,’’ he added, showing the bill that he finally had to settle with TNB.

“There was no progress despite me waiting for many months. I spent RM16,000 repairing the damaged house to rent it out again. I had to pay up in order to get TNB to reconnect the supply,’’ he added.

Lawyer C.V. Devan advised landlords to pursue legal action against defaulting tenants.

“Just sue them. The landlord will most definitely have a strong case because there is a tenancy agreement that the case can fall back on. For cases amounting to less than RM5,000, there is the Small Claims Court where one does not need to hire a lawyer,’’ he added.

The 10th Malaysia Plan (10MP)

Datuk Seri Najib Tun Razak on Thursday outlined five key strategic thrusts under the 10th Malaysia Plan (10MP) to enable Malaysia become a high-income and developed nation by 2020. You can read the executive summary here (Malay Version).

My time does not permit me to read and understand the plan blueprint thoroughly yet. The followings are just a few excerpts from the summary:
  • Pendekatan pembangunan di bawah RMKe-10 akan memberi keutamaan meningkatkan keselesaan hidup di bandar sebagai tempat yang sesuai untuk tinggal, bekerja dan beriadah, melalui inisiatif seperti
    pembangunan kluster baru, menaik taraf pengangkutan awam serta pembangunan semula. Bandar raya Kuala Lumpur dan kawasan sekitarnya (Greater KL) akan dimajukan sebagai bandar bertaraf dunia.


    Najib also said that in line with the "Greater Kuala Lumpur" NKEA (National Key Economic Area), the government would further enhance the public transportation network in Kuala Lumpur with the implementation of the high-capacity Mass Rapid Transit (MRT) system.
    "When completed, the system is expected to cover a radius of 20km from the city centre with a total length of about 150km, and when fully operational, will serve up to two million passenger trips per day from the 480,000 trips on current urban rail systems," he said.
    Alhamdulillah, my home is just within 20km radius from the city centre, right at the border. Hope to see some improvement in urban living with the expectation of high quality environment for those areas within the radius.
  • Memperluas dan mempertingkat kekayaan Bumiputera bagi memastikan pemilikan secara kekal dan berterusan, berdasarkan pendekatan penggemblengan dana dan pemilikan aset melalui institusi termasuk hartanah.

Put your car keys beside your bed at night

Tell your spouse, your children, your neighbors, your parents, your Dr's office, the check-out girl at the market, everyone you run across.. Put your car keys beside your bed at night.

If you hear a noise outside your home or someone trying to get in your house, just press the panic button for your car. The alarm will be set off, and the horn will continue to sound until either you turn it off or the car battery dies. This tip came from a neighborhood watch coordinator. Next time you come home for the night and you start to put your keys away, think of this: It's a security alarm system that you probably already have and requires no installation. Test it. It will go off from most everywhere inside your house and will keep honking until your battery runs down or until you reset it with the button on the key fob chain. It works if you park in your driveway or garage. If your car alarm goes off when someone is trying to break into your house, odds are the burglar/rapist won't stick around. After a few seconds, all the neighbors will be looking out their windows to see who is out there and sure enough the criminal won't want that. And remember to carry your keys while walking to your car in a parking lot. The alarm can work the same way there. This is something that should really be shared with everyone. Maybe it could save a life or a sexual abuse crime.

Rising house prices: coping with the big tickets

Mahal betul rumah sekarang berbanding dengan 4 - 5 tahun yang lepas. Dua hari yang lepas jiran sebelah beritahu rumah yang selang satu rumah mahu dijual dengan harga RM330K (that's about 13% capital appreciation per annum). Dua tiga minggu yang lepas seorang sahabat ajak beli rumah di Bangi. "Jom sheikh, temankan ana beli rumah!" Ingatkan berapa harganya untuk terrace link house. Sekali harganya RM489K. Boleh buat banglo di kampung halaman (tanpa hiasan bunga-bunga dan ukiran). Macam mana agaknya situasi anak cucu kita esok ye?

Lack of sleep linked to early death: Study

For the last few weeks, I don't have enough sleep plus lesser quality time with family. Thanks God that tomorrow Friday was declared as public holiday for us!

LONDON (AFP) – People who get less than six hours sleep per night have an increased risk of dying prematurely, researchers said on Wednesday.
Those who slumbered for less than that amount of time were 12 percent more likely to die early, though researchers also found a link between sleeping more than nine hours and premature death.

"If you sleep little, you can develop diabetes, obesity, hypertension and high cholesterol," Francesco Cappuccio, who led research on the subject at Britain's University of Warwick, told AFP.

Top Reasons to Refinance Your Property

My ex-staff has a home loan with the following facts:
  • Current principal outstanding – RM70,000
  • Current interest rate – BLR + 0.25% (6.05% based on current BLR)
  • The best part is the market value of the property now is RM150,000 compared to purchase price for 6 years ago at RM90,000.
So, he approached me to discuss on opportunity that he may exploit from this situation.

First of all, my suggestion was for him to get a revision on his interest rate from his banker based on the current market offering of BLR – 1.80%. However, the reply is not in his favour i.e. the bank only offered him BLR + 0%. Since the loan is subsidised by the employer for about 30%, the effective interest rate charged on him is about 4.3%. This rate is still higher than the market rate of 4.0% - 4.2%.

So, the second step was to look on the possibility of refinancing his property with a better package with opportunity to get extra cash out from the same property. Easily he can get about RM50K from this refinancing.

So we sat down together doing some analysis with all available options. The results will depend on the strategic implementation and market condition later on. I hope with a proper financial planning and management, he will succeed in accumulating wealth and enjoy a better life.

Traffic Jam... It's too late already

In my humble opinions, the electronic board/Variable Message Signs (VMS) should be installed at all entries to Kuala Lumpur to update road users on forthcoming traffic situation and congestion. Currently many of the board are available at so called strategic location that by the time you read the message, it is already too late for you to divert your journey. You are trapped in the traffic jam and have no other choice except to follow the flow.

It happened to me this morning. I was caught in the traffic jam at Jalan Kuching while rushing to my office. My aim was to arrive at 7.30am but turned up to be at 8.45am. The slow queue puzzled me upon entering Jalan Kuching from Duke Highways. Luckily I got this answer upon approaching Jalan Tun Razak Exit. The message on ITIS electronic board said “Kenderaan rosak 1.5km di hadapan. Lorong kiri terhalang”.

I believe that the situation could be better if the system relays the traffic information before any exit of the highway so that you can maneuver your car and find the alternative ways. So, DBKL and highway concessionaire, please buck up and review your system for efficient driving experience. Help city folks to optimised their fuel spending and time. Just my two cents.

How to check market price for your car?

Month of May, the month that I have to renew my road taxes for my car and bike. Actually, the actual dates for renewal for both are in April based on original purchase dates. But due to peak season for my department, I inadvertently missed the dates last year and only renewed when the time was free in May. But the good thing was that I got a new same due date for both and I rode both of them freely without tax for about one month. Can it be extended further this year? I wish I could do so that I can synchronised the date with my other car which due in October. Aha… tax avoidance behaviour. Perhaps if you continue this habit of extending a little bit of your payment, you might save one year insurance and tax cost for your car at the end but bearing all the related risks.


Whilst surfing today, I found a good website to check the current market price for your car. This is useful for the purpose of renewal you car insurance/takaful for road tax renewal or perhaps for selling your car or buying the second hand car for your second……. So with this information you can manage to get the best out of your insurance/takaful without being overcharged unnecessarily.

Beware the property trap, Chong tells owners

Sometime it is not easy to be a landlord when you are facing this situation. Perhaps these could eliminate some of the risks:
  • Interview your potential tenant thoroughly.
  • Use application form, useful for background checking.
  • Have a proper and clear tenancy agreement which mutually agreed.
  • Accept only those who ever able to pay 2-3 months deposit.
  • Befriend your tenant.
  • Express your expectation.
  • Ensure that your 8-10 months rental can cover 1 year installment.
Anything else.. please add! But I think if you want to impose all these, your properties should be attractive enough to lure all the potential tenant to rent yours.

Tips on how to file your income tax and claim exemptions

EVERY employee when filing the tax return (Form BE) for year of assessment (YA) 2009 on April 30 has to understand the concept of income exemption, deduction and relief in order to maximise the tax benefits available under the Income Tax Act 1967 prior to paying the legally required amount of income tax.

Income Exemption: Generally, any amount paid by the employer to the employee in relation to having or exercising an employment will be taxed. This refers to employment income such as salary, bonus, gratuity, commission, allowance, director fees and many other forms of remunerations as stated in section 13(1) of the Act.

The Government, however, would from time to time legislate through the Act or gazette order (PU(A) Orders) on the category of income paid by the employer where tax exemption will be granted. This means that such income will be excluded from the income tax computation.

In short, the phrase “income exemption” refers to employment income that is excluded from taxability.

Jelatek... once upon a time, this was the place where I catched Putra LRT to go to office. My friends and I rented out a nearby PKNS Flat a.k.a Colombia Flat at Jalan Enggang. So, it was either by LRT or by 125Z for my daily mobility  according to the mood and condition for those days. With the recent news, it seems that the PKNS will develop an RM1.2 billion integrated development next to LRT Jelatek consisting of up to four 45-storey towers consisting residential units, office lots, a hotel and a shopping mall. I found this Youtube video showing a preview of this project. Enjoy the show!

Banks raise rates

Bankers say rate hikes based on recent adjustment on OPR. So our monthly commitment and financing cost will be slightly higher now. BLR increased from 5.55% to 5.80%.

KUALA LUMPUR: Banks have begun raising their base lending rates (BLRs) following Bank Negara's move to lift the overnight policy rate (OPR) by 25 basis points last week.

Five of the largest banks in the country raised their BLR to 5.8%.

Malayan Banking Bhd (Maybank) and CIMB Bank Bhd were the first two banks to announce their interest rate hike from 5.55%.

The two banks raised their BLR and base financing rates to 5.8% effective today following Bank Negara's OPR revision last Thursday.

Yesterday, I accompanied my soon-to-grad brother looking for a house to rent. He had called an owner of Apartment Julia at Bandar Baru Selayang Fasa 2 and about to get a rent of RM300/month. So we did a survey on the area and found that the environment is not conducive and is too far from the main road. By looking at the road system, the traffic jam is unavoidable unless you are planning to solely use "kapchai" for your daily mobility. So we decided to scrap the idea of renting out this apartment.

On the way back, we dropped by a new project near to Batu Caves i.e. Semarak & Penaga Condominium, Taman Raintree. For more details of the project, please visit developer website. Aiman was so excited to see the condominium model especially the pool. For him, the pool is everything and he kept asking me where is the pool (even though he always afraid of water :-)). Annual Tax Filling Year of Assessment 2009 - Are we ready?


The due date for filling of YA 2009 is around two months to come i.e. 30 April 2010 for those employment income earners like me (as of today). My payroll department are busy preparing the EA Form for the staff (I thought they are obliged to distribute it by end of February). Even my friends started talking about the reliefs and rebates early this week.

I don't know why I like this picture so much, taken using my old SONY T9. Perhaps the reasons why I like it are the sky blue colour (my favourite colour) and the fact that it was taken from my home. What a lovely panorama in the morning whilst breathing the fresh air in front of my home sweet home. The rows of houses is actually Taman Bukit Permata.

Interest/Profit Rate Reduction - hope it's not too late


It has been quite a long time after being advised by my banker neighbour to refinance my home or to ask bank for interest reduction on home loan. Since the market price of the surrounding properties in my housing area has picked up to RM300K - RM400K, it is actually a great opportunity to reap. But then, thinking of serving the loan for an extended period is not my choice, I would rather write a letter to the bank asking for interest rate reduction. But, the problem is always in writing.. hu hu hu. Probably due to the fact that my home loan is subsidised by my company that reduce the sense of urgency in changing the thing.

Bersempena cuti Tahun Baru Cina baru-baru ini, saya sekeluarga berkesempatan menziarahi seorang sahabat di Bangi sambil pusing-pusing bandar melihat pembangunan hartanah yang semakin pesat dan menikmati Beriani Gam. Isteri saya yang kurang selera makannya dek kerana teruk alahan nampaknya agak berselera pada hari itu.
